Licensed Contractor Needed for Possible Two-Unit Rental Conversion (Charlotte)

The property is currently one unit. I am in the process of confirming with Charlotte/Mecklenburg whether it can legally be converted into two rental units. The project will move forward only if zoning, permits, layout, and code requirements allow.
This is a full renovation, not a small handyman job. The building needs major interior work and may include ceiling/roof repair, demo, framing, drywall, electrical, plumbing, HVAC, flooring, kitchen/bath buildout, exterior repairs, and code-compliant rental-ready finish work.
I am looking for contractors who can:
Walk the property and identify the full scope of work
Provide a written estimate
Break down labor, materials, timeline, and exclusions
Explain what permits/trades may be needed
Work with proper permits and inspections
Provide proof of insurance
Provide license information, if applicable
Provide photos/references from similar full renovation projects

Important: This project is still pending zoning/permit confirmation. At this stage, I am gathering qualified contractors for walkthroughs and written estimates.
